1. Acceptance of Terms

By booking a stay at Bro Barn @ FBF ("the Property") or using our website, you agree to be bound by these Terms of Service. If you do not agree with any part of these terms, please do not use our services.

2. Reservations & Payment

All reservations are processed through our direct booking platform. Full payment is required at the time of booking unless otherwise stated. Prices are listed in U.S. dollars and include applicable taxes unless noted.

3. Cancellation Policy

Cancellations made 14 or more days before the check-in date are eligible for a full refund. Cancellations made within 14 days of check-in are non-refundable. We recommend purchasing travel insurance for added protection.

4. Check-In & Check-Out

• Check-in time: 3:00 PM
• Check-out time: 11:00 AM
• Early check-in or late check-out may be available upon request and subject to availability.

5. House Rules

• No smoking inside the Property. Smoking is permitted outdoors only.
• Maximum occupancy is 6 guests unless prior approval is obtained.
• Pets are not allowed unless explicitly approved in writing.
• Please respect the alpacas and other animals on the farm. Do not feed them without permission.
• Quiet hours are observed from 10:00 PM to 7:00 AM.
• Guests are responsible for any damage caused during their stay.

6. Liability

Bro Barn @ FBF and its owners are not liable for any personal injury, loss, or damage to personal property sustained during your stay. Guests assume all risk associated with farm activities, including interaction with animals.

7. Property Access

We reserve the right to enter the Property for maintenance, safety inspections, or emergencies with reasonable notice, except in cases of immediate emergency.

8. Website Use

You agree not to use our website for any unlawful purpose or in a manner that could damage, disable, or impair the site. All content on this website is the property of Bro Barn @ FBF and may not be reproduced without permission.

9. Changes to These Terms

We reserve the right to modify these Terms of Service at any time. Changes will be effective immediately upon posting to this page.
